London’s property market is under real pressure — but also full of opportunity.

New housing starts have dropped to the lowest level in the UK, with developers blaming overregulation, affordability targets, and fire safety rules that make many projects unviable. Mayor Sadiq Khan faces mounting pressure to ease planning and even reconsider parts of the Green Belt to restart stalled developments.

At the same time, the commercial sector is reinventing itself — offices are turning into hotel-style spaces, and industrial sheds are delivering some of the strongest returns in the market. Investors are taking advantage of political uncertainty, spotting bargains in REITs like Big Yellow and Tri Tax, both seen as top long-term plays.

Meanwhile, stamp duty remains a heavy burden, but creative investors are finding ways around it — from negotiating with developers to exploring REITs and alternative property types. And in the luxury market, tax clampdowns and global sanctions are cooling demand, with prime homes sitting empty as overseas buyers pull back.
