They also examine the effect of the withdrawal of the Help-to-Buy scheme The work and brainchild of a Labour councillor who did incredible work in Social Housing starts, but seems to have an answer that needs MUCH more airtime than it has received thus far. Hamptons International's recent report into the pace at which BTL landlords are exiting, or NOT buying - more importantly, in their view. The figures are incredible. I blend that in with some TwentyCi data on London, and the other regions - telling the same story with more clarity on the figures - and some shocking home truths about availability of rental units. I finish with a look at the ONS data which always drops without commentary around housing starts - and just how far we are off the Valhalla targets set by Angela Rayner, but also, how it can't be any worse than it already is (pending a major supply shock to capital, labour, or investment......) This week's Supplement focuses in the Deep Dive section on a report from the Resolution Foundation about rents and their thoughts over the next few years. I challenge a few of the assumptions that they don't seem to have the economic stomach to challenge, although overall I am an admirer of their work and they are simply analysing with respect to their agenda (the protection of low-to-middle income working families, which is a noble cause and a cause that is good for the economy overall). The macro gets into the GDP growth figures with a happy revision upwards for January being contained within February's report - the spoiler is "Stronger for Longer" is very much on the table, with stubborn US inflation also making international bond markets more nervy. Plenty of detail on the RICS report as well around house price balance and the associated statistics. Posted late as I had an absence of internet over the past few days which was - frankly - fairly blissful, "tech fasts" are clearly as powerful as intermittent food fasts or other forms of temporary deprivation!…

In this episode - UK Retail sales up 4.2 per cent in nominal terms, down nearly 5 per cent after inflation adjustments UK unemployment up to 4 per cent, a surprise jump from 3.8 per cent compared to forecasts - good for rates Average earnings up 7.3 per cent annualised using the last 3 months as the base - bad for rates as seen to be driving inflation RICS house price balance -46 per cent (so of those surveyed, 73 per cent reported a downwards market in pricing terms, 27 per cent reported sideways or upwards) - back to the negatives of January and February, but at what’s normally a good time of year to sell - this will filter through to Q3/Q4s figures. Tough time to be a sales agent GDP down 0.4 per cent for the year - avoided the technical recession (remember, two quarters in a row of negative growth) - but the effect is similar - teetering on the brink of abject sideways movement - weak as water In the Bank of England’s own words this week: “The global economic outlook is highly uncertain, and the risk environment is challenging”.
